Georgui Kassaev: Hello, guys. My name is Georgui Kassaev, and I’m a realtor in Athens, Georgia. I just finished showing a home over here in Winterville, right next to Athens, Georgia, in the Crossbow Circle area. There’s a really cool neighborhood Crossbow Place, in Winterville, Georgia. And as I was showing this home to a buyer, a thought came into my mind. I was reading a recent statistic about the iBuyers. And for those of you who are not familiar with the iBuyers, iBuyers are instant buyers, like Zillow, Opendoor, Redfin, and some other ones. I believe Redfin is an iBuyer as well. Well, in any case, iBuyers were responsible for purchasing over 7,400 homes last year, before the pandemic. However, after the pandemic, they pulled out of the market and only purchased 880 homes. That was an 88% drop in their activity.
Well, what does that mean? Not so much for the average person, but for those who need to sell their home, when a representative of the market pulls out, the home sellers are now left with no options, right? No, it’s not! I just want you guys to know that whatever condition your home is in, you have options. You have real estate investors, like myself, who are involved in the community, that are locals, who try to make the community more beautiful and safer by taking old homes that have been either neglected and sitting vacant for a very long time and that need to be remodeled and rehabilitated so nobody can get hurt inside of them and so they’re not a blemish on the neighborhood.
You can list it with a real estate agent, also like me, because I’m a real estate agent who invests in the local community of Athens, Georgia, Winterville, and the surrounding areas, like Andersonville, Colbert, and Watkinsville. It is important to know, you have a couple of different options when it comes to selling your house in Athens still, even though the iBuyers have pulled out of the market. You have the local investors and real estate agents who care about this community. iBuyers weren’t really entrenched in the community, they were here to purchase real estate and make some quick cash, but their margins are pretty tight. That is why whenever they feel an instability caused by problems such as the coronavirus pandemic, they pause their buying activity. Whenever they perceive the market as unsafe and they don’t know if they can make their tight margins iBuyers prefer to stop. What happens to the house sellers they promised to help? Well, they leave the homes sellers that they were going to help, high and dry.
